MEET THE ESTATE AGENT: JEMIMA WEBSTER | EMERY & ORCHARD
What does the current housing market look like in Godalming and the surrounding areas? What are the questions that homebuyers are currently asking? How do you achieve maximum value when you’re selling your home? Jemima Webster of Emery & Orchard Estate Agents in Godalming has the answers.
ABOUT ME, THE AGENT…
What originally drew you into estate agency, and how has the industry changed since you started?
I got into estate agency at a young age with no prior experience, but I was keen to build a career working with people in a fast-paced environment. Since then, the industry has become much more digitally driven, with advertising tools such as virtual tours become essential.
What do you enjoy most about working in your local area?
I grew up in Godalming, and many of my childhood memories are rooted in the area, family friends’ houses, and days spent exploring the town. What I enjoy most about working here is being able to relive those moments by sharing my experiences and stories with people who are discovering the place I’ve always called home.
What sets your agency apart in this market?
As an independent agent, we set ourselves apart through a more personal, client-focused approach. We have in-depth local knowledge, greater control over marketing materials, and the ability to tailor our service to each individual, rather than following a one-size-fits-all model. This allows us to build stronger relationships and deliver a more attentive, responsive experience.
Have you had any other jobs or skills that give you an extra edge?
Before working in estate agency, I worked in a busy coffee shop within a garden centre, which gave me valuable experience in customer service, communication, and working in a fast-paced environment. It taught me how to build rapport quickly, stay calm under pressure, and provide a positive experience for customers — all skills that translate directly into helping clients feel supported and confident throughout the property process.
What does life outside of work look like?
Outside of work, I spend most of my time exploring new areas in Surrey with my dogs. My partner and I have recently taken on a house renovation project, which keeps us busy, and I also love spending quality time with my family and friends.
HOMES AND PROPERTY IN GODALMING…
What type of property is currently selling fastest in your area?
I would say properties that are in good condition, that are ready to move into, seem to be more popular at the moment, perhaps because of the high costs of renovations.
What are the three most common questions buyers are asking you right now?
The three most common questions I’m hearing from buyers right now are the following: Firstly, the sellers’ position – as many buyers don’t wish to get involved in long chains. Secondly, potential—they want to understand what the future potential could be, as with the high cost of moving, they’re looking for a home they can stay in for longer into the future. And thirdly, asking us for our opinion on the volatility of the market, given World Events.
Are you seeing any increase in downsizers/retirement buyers?
Not especially. We are seeing many homeowners from the more mature generation staying in larger family homes for longer, largely because people are working later in life and therefore delaying downsizing decisions. At the same time, younger buyers and first-time buyers are typically purchasing later due to affordability challenges, meaning many remain living at home for longer while they save for deposits and navigate higher property costs.
BUYING & SELLING PROPERTY IN GODALMING…
What do buyers often overlook when viewing properties?
In my opinion, one of the most overlooked aspects when buyers view a property is the EPC, as many focus on appearance and layout while overlooking the long-term running costs, energy efficiency, and potential future upgrade expenses the rating can reveal.
WHAT’S IT LIKE TO LIVE IN GODALMING?
What makes your area particularly desirable at the moment?
Godalming offers an exceptional quality of life, combining excellent schools, direct rail links to London and a strong sense of community that appeals to families and commuters alike. With premium retailers such as M&S Foodhall and Waitrose, a charming high street and beautiful surrounding countryside, it’s easy to see why the area remains so highly sought after.
What’s one local recommendation you always mention to clients?
One local recommendation I always mention to clients is the summer “Music in the Park” events at the Godalming Bandstand, where live music is played on Sundays and locals gather with picnic blankets, chairs, food and drinks — it creates a fantastic community atmosphere and really showcases the charm of living in Godalming.
