ABOUT ME, THE AGENT…
What originally drew you into estate agency, and how has the industry changed since you started?
I’ve always had an affinity for property, having grown up in a family with a construction background. I spent a lot of time on sites and helping out during school holidays when I was growing up, so I developed a genuine interest in how buildings are put together from a young age. Estate agency felt like a natural progression — combining that technical understanding with working closely with people.
Since I started in the industry, the biggest shift has been in buyer behaviour. The market is now far more informed, data-driven and price-sensitive, with buyers doing significant research before viewing. As a result, agents need to be more knowledgeable, more transparent, and far more strategic in how they advise clients.
What do you enjoy most about working in your local area?
I’ve always been based in Guildford and am very much Guildford-born and bred, so I know the area like the back of my hand. What I enjoy most is being able to give clients genuine, first-hand insight — not just into the property itself, but into the character of individual roads, how different parts of the town feel, and the history that underpins it all.
Guildford is a town where even a few streets can make a significant difference in terms of setting, outlook, and buyer appeal, and that’s something you only truly understand from years of lived experience. Being able to articulate those subtleties — whether it’s why one road commands a premium over another, or how a particular area has evolved over time — allows me to add real value beyond what you’ll find online or through some competitors.
Ultimately, I enjoy helping buyers connect with a property on a deeper level and giving sellers the confidence that their home is being represented with genuine local knowledge and authority.
What sets your agency apart in this market?
We deal with all types of property — from apartments and family homes through to unique, high-value properties and new builds — but what really sets us apart is the level of detail and expertise we bring to every instruction. Regardless of price point, our approach remains the same: considered, analytical, and highly attentive.
We’ve built strong relationships and deep roots within the local property industry over many years, and alongside our residential agency, we also have a dedicated professional department carrying out surveys, valuations, and consultancy work. This means we are regularly involved in more complex transactions where a higher level of technical understanding is required, allowing us to advise with a degree of authority that goes beyond a typical sales approach.
Our strategy is proactive and advice-led. We place a strong emphasis on getting the pricing, positioning, and marketing exactly right from the outset, rather than overpromising and having to adjust later. It’s a more disciplined approach, but it consistently leads to stronger results and a smoother experience for our clients.
Have you had any other jobs or skills that give you an extra edge?
Being a true Guildfordian gives me an understanding of the town that many agents simply don’t have — particularly those who haven’t grown up here or experienced the area beyond a purely professional capacity. I grew up on Leas Road, attended Sandfield Primary School, and went on to Guildford County and have always lived and worked in the town. As a result, I’ve seen Guildford evolve over time and understand it from a genuine, lived perspective.
Alongside that, spending time on building sites growing up naturally led to a strong interest in how properties are put together. Combined with my ongoing training as a building surveyor, it gives me a technical edge that allows me to speak confidently about condition, potential, and long-term value.
That blend of local knowledge and technical understanding enables me to advise clients with a greater level of authority — whether that’s identifying opportunities, managing expectations, or negotiating sales with a clear and well-informed position.
What does life outside of work look like?
Outside of work, I enjoy making the most of the Surrey Hills — cycling, getting out for walks, and enjoying the pubs and restaurants in Guildford. I’m also quite social and enjoy spending time with friends locally and, when I can, getting down to the Solent for some time on the water.

HOMES AND PROPERTY IN GUILDFORD…
What type of property is currently selling or letting fastest in your area?
Well-presented, realistically priced family homes are performing strongly, particularly those within the catchment of sought-after schools such as Guildford County and George Abbot. Properties in or close to the town centre also tend to generate strong interest, especially from London buyers relocating out.
What are the three most common questions buyers are asking you right now?
“What is the vendor’s position?”
“How long has it been on the market?”
“Is there flexibility on the price?”
Buyers are very focused on understanding motivation and value before committing.
What has changed most in your local market over the past 12 months?
The market has become more measured and price-sensitive, with buyers taking a more considered approach. External factors are also playing a bigger role — geopolitical events and national policy changes, such as the Chancellor’s budget, can have a noticeable impact on confidence and decision-making.
Are you seeing any increase in downsizers, retirement buyers, or new-build interest?
We’re definitely seeing strong interest in new builds. We’ve been involved with a number of new sites locally and probably sell more new-build homes than most agents in the area. There’s clear demand for properties that are low-maintenance, energy-efficient, and easy to live with. Interestingly, new builds are also proving popular with downsizers, not just upsizers.
What is your outlook for the next 12 months in your area?
I expect a stable but competitive market. Success will come down to getting the fundamentals right — accurate pricing, strong marketing, and a clear understanding of both the micro and macro-markets. Properties that are positioned correctly from the outset will continue to perform well.
BUYERS & SELLERS
What is the biggest mistake you see sellers making?
Overpricing at launch — often driven by overly optimistic advice. While it may seem attractive initially, it can ultimately lead to reduced interest and a lower final outcome. A well-considered, evidence-based pricing strategy from day one is far more effective.
What do buyers often overlook when viewing properties?
Function. Buyers can sometimes get distracted by presentation and overlook how a property actually works day-to-day — layout, flow, orientation, and long-term practicality are often far more important.
In your view, why does local expertise still matter in an age of online agents?
Local expertise is critical. Having grown up in Guildford, particularly around the town centre, I understand the nuances that aren’t immediately obvious — how one road can differ from the next, where demand truly lies, and how different parts of the town perform. That level of insight directly impacts pricing, marketing, and ultimately the result.
What do you do to ensure a property achieves its maximum value?
It starts with getting the fundamentals right — strong marketing, accurate pricing, and presenting the property in the best possible light. Beyond that, it’s about being authoritative, understanding the product you’re selling in detail, and managing the process proactively to create competition and maintain momentum through to exchange.
INSIGHT INTO GUILDFORD
What makes your area particularly desirable at the moment?
Guildford offers a fantastic balance — excellent shops, restaurants, and amenities, combined with strong transport links and access to the countryside. It’s particularly appealing to London buyers, especially those moving out from South West London, who want more space without losing connectivity.
If someone were moving to the area for the first time, what should they know?
The town centre is relatively compact, but Guildford is made up of a number of distinct areas and surrounding villages. Even streets just a few roads apart can have a completely different feel and character, so it’s important to understand those nuances when choosing where to live. If you do not know the area, it is advisable to spend some time getting to know it and getting a feel for it.
What’s one local recommendation you always mention to clients?
It’s almost impossible to name just one, as it really depends on where in Guildford you are. That said, the walk along the River Wey is always a favourite — it’s a great way to experience what the area is all about.

Period property — character is hard to replicate.

Meeting — checking in with my team and setting the day up properly are key to getting the best results for clients.
Your ideal home location?
Obviously somewhere in Guildford — White Lane is a great example. It offers a rural feel, fantastic views, and access to beautiful walks, all within easy reach of the town.
